This house sits on 1044 square metres, just over the standard quarter acre, & was refurbished in 2004 by us and licenced builders and tradesmen and all additions and alterations are Shire Council DA approved. It is Zoned 2(d) Village with dual occupancy and multi-dwelling housing controls in place.
Not many people outside our area have the luxury of driving 7 minutes to pristine deserted beaches, but are still able to live 25 minutes to Byron Bay and Coolangatta airport, and with the newly opened Tugun Bypass, Westend in Brisbane is 1 hour and 20 minutes away.
That's the beauty of where we live, Byron and Tweed shires best kept secret.
We purchased the house in 2004. We restyled the inside adding a new kitchen with gas cook-top, Italian fan forced oven and dishwasher. We demolished the bathroom, made it funky with corner bath (shower over) new tiles and a contemporary vanity and mirror. We refurbished the laundry to make it more functional.
While all this was in progress we redid the plumbing and completely rewired the house and relined and repainted, adding quartz halogen down lights and remote controlled ceiling fans. We added enviro friendly insulation into the roof cavity which has dropped the summer daytime interior temperature by approximately 8 degrees Celsius.
The flooring throughout (except laundry and bathroom) is a mixture of Pink Bloodwood, Flooded Gum, Mountain Ash and Red Cedar, all local hardwood brought back to life by a company of professional floor sanders and finishers.
We added an undercover patio area with a small timber deck at front, and added at the rear 20 square metres of deck with sail over it for contemporary outdoor eating and living, to enjoy the rural and mountain views to the East.
At the rear of the property is 120 hectares of farmland so you will never be built out. We have one neighbour both north and south, houses being approximately 20 metres away on both sides.
Downstairs we added a large room (5m X 3.8m) suitable as a third bedroom/teenager retreat or home office. We fenced the front yard with a 1.5 metre colourbond and timber fence to give privacy and also to keep domestic pets secure and safe. The block has all new fencing at rear with a 2 metre high colour-bond and timber fence separating our only neighbour to the South and a green belt of advanced palms and natives completes the privacy.
In 2009 we updated the solar hot water system and it is now 315 litres with electric backup that has never been switched on! A new 1.5kW grid connect solar system will be in place by September 2010.
But wait there's more. Throw in the fact that we had HMC Environmental do extensive soil testing and come up with the cleanest CHEM FREE land in the Shire (reports available) must explain why the Oranges, Passionfruit, Paw Paw, and Macadamia Trees that are all 30 years old bear so abundantly in their season, and why our chooks lay such big golden yolked eggs, and why the veggie patch is so prolific. Yes chook run included.
We have town water and being in a small village, YES we have a septic system that has been upgraded with a secondary filtration system. But here's the BEST NEWS. The Mooball-Burringbar Reticulated Sewerage System is about to be built and we will be connected by December 2011 (Council letter in hand), you can build another house and Subdivide/Strata title/Or just rent it out and pay off the mortgage.
Enjoy the attached ecosystem of large trees, the ambience of eighteen 25 foot palms and the subtropical birdlife as the regular as clockwork afternoon sea breeze blows in from the Pacific 4klms as the crow flies away. All within walking distance to village school and shops in the beautiful valley of Burringbar.
